A Minnesota law firm recurs in purchase-agreement searches observed in Spain. Investment questions bring a Spanish project into view. The difference reveals more than a single list of visible residence brands.
Quick answer
Which sources appear in Spain’s branded-residence searches?
Yanowitz Law’s domain appears in all three published Google desktop top-five selections for “red flags in a branded residence purchase agreement,” spanning July 13–September 13, 2026, in The Observatory’s combined Marbella / Mallorca / Madrid record. The firm describes a Minnesota practice. Investment questions provide a different pattern: Tyrian’s project website appears in all four published selections comparing Mallorca with the Costa del Sol.
At a glance — key facts
- The contract question crosses borders. Its wording names no country, although the searches were observed in Spain.
- Direct developer/project sources remain visible. sierrablancaestates.com is the first Organic row in the first 8/13 published tables before Savills takes the next 5/13; Tyrian separately appears in all four investment-query selections.
- Specialist sources recur across the wider record. Their inclusion is not the same finding as a particular development appearing.
- Opening and citation roles diverge. A source prominent at the start of an AI Overview need not occupy the same position among its citations.
A contract question does not stay inside the destination label
The three purchase-agreement selections are separated by several weeks, yet yanowitzlaw.com and facebook.com appear in each one. The pattern is inspectable at the level of the exact question, rather than inferred from the aggregate Spain market.
| Published window | Yanowitz Law: median best organic position | Facebook: median best organic position |
|---|---|---|
| July 13–19, 2026 | 1 | 2 |
| August 10–16 | 1 | 2 |
| September 7–13 | 2 | 1 |
Both sources recur; their order is not fixed. Positions are calculated across runs in which the source appeared, so the table describes the published query results, not the quality or completeness of the underlying advice.
Yanowitz Law’s own website identifies attorneys serving Rochester and Minnesota and foregrounds wills, trusts and probate. That establishes the firm’s stated location and practice context. Its appearance in these Spain-observed searches is not evidence that it is a Spanish branded-residence legal specialist. The query itself contains no Spanish jurisdiction, city or project name.
Facebook requires a different distinction. A host-domain entry does not identify the author of the content or establish that the content provides professional advice. The table therefore places a named legal practice and a platform host beside one another as observed sources, not as equivalent legal authorities.
The important finding is not that Google has explained a Spanish purchase agreement. It is that a buyer-oriented question within the Spanish observation scope repeatedly returns sources whose jurisdiction or authorship needs separate interpretation. The repeated source cast is real; the local legal relevance cannot be supplied by the market label.

Investment comparisons give the direct project a different role
The contract pattern does not describe every ownership question. For “compare investment returns branded residences Mallorca vs Costa del Sol,” tyrian.es appears in all four published top-five organic selections: June 22–28, July 20–26, August 17–23 and September 14–20. The domains yes-mallorca-property.com and bravosestate.com also appear in all four.
In the final window, Tyrian has a median best organic position of 1 and appears in all seven runs. This is a project website reaching a comparison question, a meaningful qualification to the recurring presence of publishers and platforms elsewhere in the record. It is not an observed investment return or a recommendation to buy.
Tyrian also appears in the Marbella discovery question, where its median best position is 3 across the runs in which it appears. Its official location page places the project in Estepona. A project can therefore recur across different questions while the geography of those questions remains broader than its own location.
The contrast matters to a residence team evaluating its representation. A source visible for purchase-agreement concerns may be addressing a different information need from one visible for investment comparisons. Neither result can stand in for the other, and neither alone establishes whether a particular development has been accurately described.
“A question observed in Spain can have an international source cast without becoming an answer about Spanish law.”

The wider record repeatedly turns to specialist information
The broad Organic first row also carries a direct-developer counterweight. The developer domain sierrablancaestates.com occupies the first row in the first eight published Organic top-five tables; Savills occupies the first row in the next five. The sequence describes published first rows under Organic’s ordering axis. It does not establish a continuous rise or decline, commercial leadership or a causal replacement of one source by another.
Across the full measured history, Savills and brand-atlas.com each appear in all 13 published organic top-five selections. Brandedliving.co appears in all 11 AI Overview opening top-ten selections and all 11 citation top-five selections. Idealista.com appears in those same 11 opening and 11 citation selections.
These are counts of published table inclusion. They establish recurrence in this archive, not presence in every underlying answer. Organic, opening and citation selections also have different depths and ordering rules; their totals are not interchangeable measures of source influence.
The early June 22–28 opening and later September 14–20 opening make the specialist-source continuity visible. Branded Living describes editorial and research activity, while Brand Atlas describes platform and advisory activity. A sector explained through these sources is not the same observation as a collection of residential projects being named directly.
Tyrian supplies the qualification again: its domain appears in four of the 13 organic selections and five of the 11 opening selections. The record therefore contains direct project visibility as well as sustained information-source visibility. Counting only intermediaries would lose the former; counting every returned source as a residence would misdescribe the latter.

The source opening the answer is not necessarily its first citation
The matched September 14–20 window isolates a second distinction within Google’s AI Overview. Both selections cover 106 queries across seven runs in the same Spanish market.
| Source label | Opening top ten | Citation top five |
|---|---|---|
| brandedliving.co | First entry; 14% opening share | Fourth entry; 10% citation share |
| idealista.com | Second entry; 12% opening share | Second entry; 11% citation share |
| youtube.com | Seventh entry; 6% opening share | First entry; 11% citation share |
The opening and citation percentages have different denominators. They are not a single score that rises or falls as a reader moves through the answer. YouTube and Idealista also have the same displayed citation percentage after rounding; the table order does not establish a measurable 11%-to-11% margin.
This comparison supports a narrower and more useful conclusion: Branded Living is prominent in opening the answer, while YouTube occupies the first listed citation position. Idealista is prominent in both. A communications team asking only who “leads AI” would miss those different relationships to the answer. The Citation Surface reference explains the distinction without turning it into a diagnosis of any source’s strategy.
Model accounts add framing, not another measured ranking
The July 6 Claude Sonnet 4.6 native account frames the category through brand inheritance and advisory sources while giving less definition to operational, legal and community-management actors. The September 21 account from the same model and mode distinguishes the reputation of a brand licensor from delivery by a project entity.
These observations extend the story beyond source lists: a model can make the hospitality brand intelligible while leaving residential responsibilities less clear. They remain attributed model framing. The model’s descriptions of its own knowledge or source weighting do not prove how its training or selection mechanisms work, and its discussion of a delivery question does not verify a defect in a named development.
The measured and narrative evidence thus meet at a practical distinction. A familiar name, a cited information source and an identifiable project are different achievements of representation. The archive shows each in a particular setting; it does not collapse them into a Spanish residence leaderboard.
Questions readers ask
Does three-of-three mean Yanowitz Law appeared in every contract search?
No. It means the domain appears in each of the three published top-five selections for that exact question. It is a count of selections, not all searches or all individual answers.
Does Tyrian’s first position establish better investment returns?
No. It is an organic position for a question about returns. The observation contains no measurement of the project’s financial performance.
Does the wider specialist-source pattern establish a trend?
It establishes repeated inclusion. Historical aggregation rules and selection depths differ, so these counts do not establish a continuous increase or decline in influence.
Evidence basis and limits
The historical review contains 87 published readings for the combined Marbella / Mallorca / Madrid market: 13 organic selections, 11 AI Overview opening selections, 11 citation selections, 13 query Spotlights and 39 narrative publications. Measured windows span June 22–September 27, 2026; narrative publications run through September 21. The latest available window differs by series. Missing windows are not counted as zero appearances.
The Google observations use Spain, English and desktop. Query Spotlights examine one published question; the wider selections combine multiple questions. Early and later Reading Bases use different aggregation conventions, so this synthesis counts source inclusion without constructing a quarterly share trend. Narrative accounts remain separate from measured positions. Combined geographic coverage does not supply independent Marbella, Mallorca or Madrid rankings.
The Observatory does not claim to measure real-world revenue, market share, or business leadership unless explicitly stated. It publishes observed AI and search positioning within a defined scope and time window.

Because a Spanish observation can return an Estepona project or a source based abroad, the local residence context separates the place in the question from the identities behind the result. The cross-destination branded-residence context then connects that local issue to hotel-brand recognition and residential responsibility. Before comparing a position with another surface, the ranking guide supplies the interpretation checks those comparisons require.
