A specific development recurs beside listing and brokerage sources. Broker-selection queries, off-market checks and AI answers reveal different kinds of persistence—and different exceptions.

Quick answer

Which properties and sources recur in New York’s Google and AI results?

15hudsonyards.com appears in all three published Google organic top-five readings (3/3) for “buy luxury apartment New York,” spanning July 13–September 13, 2026. Across the broader organic series, Zillow/zillow.com occupies the first row in all 11 published organic tables (11/11): the first table prints “Zillow” and the following ten print zillow.com. The building-specific recurrence and the market-wide organic anchor are different units; broker-selection questions, off-market checks and AI Overview citations add further patterns.

At a glance — key facts

  • The broad organic baseline is unusually stable. Zillow/zillow.com occupies the first row in all 11 published organic tables, with the label variation preserved rather than silently merged.
  • The project recurs across three observations. 15hudsonyards.com has median best organic position 4 in each, but its run-level occurrence differs.
  • Broker prominence can be intermittent. SERHANT. has the best median position in one broker-query reading while appearing less often than Corcoran Group.
  • Off-market checking repeatedly reaches discussion. Reddit heads four exact-query readings by median best organic position.
  • AI openings have their own exceptions. YouTube often heads the opening tables; Hauseit, Reddit and Facebook also take first positions.

The broader organic series keeps Zillow first

The market-wide organic tables provide a useful baseline before the narrower purchase query is read. The first retained organic table prints “Zillow” in the first row; the latest retained organic table prints zillow.com there. The same first-row position is preserved across all eleven published organic tables. Because the first table also contains a separate zillow.com row, the labels remain distinct in the evidence rather than being silently merged into one computed share.

That 11/11 ordinal recurrence is stronger than a single-week snapshot, but it is still a statement about the published organic tables—not a claim that Zillow leads every New York property query, every search engine or the business market. The exact apartment-purchase query below therefore remains valuable because it exposes a direct project source inside that broader discovery environment.

An apartment search preserves a direct route to a building

The July, August and September readings of “buy luxury apartment New York” each include 15hudsonyards.com alongside Zillow and jamesedition.com. The project’s official site identifies the building behind the domain. The result is a direct property appearance within a search otherwise populated by wider discovery and brokerage sources.

These are the three published observations of that exact Google desktop query in the New York archive. Position is the median of each source’s best organic position in runs where it appeared; occurrence retains the scheduled-run denominator.

Observation window15hudsonyards.com: median best positionOccurrenceRuns with query evidence
July 13–19, 202647/77/7
August 10–16, 202647/77/7
September 7–13, 202643/76/7

The repeated median conceals a difference in frequency. September 11 returned no organic results for the query; the published project occurrence remains 3/7 scheduled runs, rather than being recalculated over six. The project recurs in the three published selections, but the record does not establish continuous daily visibility, declining buyer demand or a sales trajectory.

In September, manhattanmiami.com also has median best position 4, with presence in 2/7 runs. Its separate display row does not establish a different median position. Both the occurrence and the tie matter when a team asks what the search result actually says about a development’s visibility.

The broker query shows a different form of persistence

“Best luxury real estate brokers New York” does not retain one first name. Corcoran Group has median best position 1 in July 6–12; SERHANT. has position 1 in August 3–9; elliman.com has position 1 in August 31–September 6. Each reading covers seven scheduled Google desktop runs.

August shows why the highest median position and the most consistent presence answer different questions. SERHANT. appears in 3/7 runs at median position 1. Corcoran Group appears in 7/7 at median position 2; elliman.com also has median position 2, appearing in 6/7. Corcoran Group appears in all seven runs in each of the three broker-query windows, even as the first-position label changes.

This is useful to a brokerage assessing a visible competitor: a source can occupy a strong position when it appears without appearing on every run. The word “best” belongs to the published query, not to an Observatory recommendation of whom to appoint.

An off-market check repeatedly returns a discussion host

For “how to verify that an off-market listing is legitimate and exclusive,” reddit.com has median best organic position 1 in all four published top-five readings (4/4): June 22–28, July 20–26, August 17–23 and September 14–20, 2026. Its occurrence is 6/6 runs in June and 7/7 in each later window.

The repeated result is a route into hosted discussion when the question concerns verification. It does not establish that any post verified an offer. September’s selection also includes Facebook and effectiveagents.com, bringing discussion and commercial sources into the same information task. The exact query does not name New York; a source returned within this market’s observation is not automatically a local professional.

Apartment discovery, broker selection and verification thus produce different kinds of continuity. The project, the broker and the information host are answering different needs around a purchase.

AI citations are more consistent than the opening cast

Across the broader New York record, youtube.com heads all 11 published AI Overview citation tables from June 15–21 through September 14–20, 2026. Its first position in the opening record is less uniform: it heads eight of the 12 published opening tables spanning June 15–21 through September 21–27.

The exceptions are part of that opening pattern. Hauseit is first for June 15–21, Reddit for August 10–16, and Facebook for August 31–September 6 and September 7–13. These are first positions in period tables, not claims about which source opened every individual answer.

The shared September 14–20 window gives a further contrast. Zillow’s domain is first in organic search; YouTube is first in both openings and citations. Those readings use Google desktop, 104 queries per run and seven scheduled runs, but measure different roles: top organic position, opening volume and citation volume. The platform host also leaves the underlying video creators unresolved.

For a property team, the result distinguishes the route through which a project is found from the sources supplying an AI answer. It supplies observed relationships, without explaining why a system selected a particular source.

A model’s trust language needs its own evidence

Longer model accounts can make firms sound credible without supplying comparable support. In the August 24, 2026 Grok 4.3 web reading, the model’s declared editorial-source preferences differ from its actual inline citations. The reading identifies three cited sources—a rankings aggregator, a brokerage homepage and a third-party blog—rather than primary regulatory or transaction evidence. What the account says it values and what it actually cites are separate observations.

The September 21 GPT-4o native reading, covering six prompts, names Sotheby’s International Realty, Douglas Elliman, CORE Real Estate, Zillow and StreetEasy within its trust framing. The published reading reports zero formal sourced references supporting that treatment. Claude Sonnet 4.6 in native mode on the same date, also covering six prompts, discusses brand inheritance, editorial recognition, structured data and professional affiliation as trust cues. These are recorded explanations, not access to the models’ internal decision processes.

The August and September examples add a source-support question to the measured discovery record. They do not form a controlled comparison of model accuracy: the models, modes and prompt counts differ.

“New York’s property record separates a source’s recurring presence from its position, and both from the credibility a model’s prose gives it.”

The Observatory

The building’s repeated inclusion, the broker’s intermittent first position and the host’s citation role are therefore different observed states. A development or brokerage can use those distinctions to identify what its visibility question concerns; the evidence here does not establish a named firm’s cause or remedy.

Questions about New York’s property visibility

Which development repeatedly appears for the apartment query?

15hudsonyards.com appears in each of the three published readings from July 13–September 13, 2026. Its median best position is 4 in all three, with occurrence of 7/7, 7/7 and 3/7 scheduled runs respectively.

Did the first broker-query result appear most consistently?

Not in the August 3–9 reading. SERHANT. has median best position 1 with presence in 3/7 runs, while Corcoran Group has position 2 with presence in 7/7. Position when present and frequency are separate measures.

Does YouTube always head the AI Overview opening table?

No. It heads eight of twelve published opening tables in the stated archive. Hauseit, Reddit and Facebook head the four exceptions. Citation tables have a different record and endpoint.

Did GPT-4o substantiate its September trust examples?

The September 21 native reading reports zero formal sourced references. Naming a firm in a trust framework is not sourced validation of that firm’s trustworthiness.

Evidence basis and limits

The New York pack closed on September 29, 2026 with 91 published readings: 14 organic, 12 AI Overview opening, 11 citation, 13 exact-query, 28 model Lens and 13 Model Watch publications. Every numerical table was checked for this synthesis. Watch publications reuse Lens results and are not additional independent model observations.

Organic and opening history runs from June 15–September 27; citation history from June 15–September 20; exact queries from June 22–September 20; model Lens readings from June 22–September 21. Coverage is not uninterrupted. The selected narrative examples are August 24 and September 21; earlier query and opening observations supply the June and July evidence.

The measured scope is English/US, Google desktop, with United States source location. The recurrence counts concern published selections for the stated surface or exact query. They are not counts of every New York search. Literal brand and domain labels remain separate; no network-wide total is derived. Changing reading bases, missing results and rotating model/mode coverage prevent a quarter-wide trend or model-performance ranking. Method’s comparability test defines what a stronger comparison would require.

The recurring project domain needs the New York identity context to distinguish the building from its development and sales team. The Luxury Real Estate context explains why property discovery, intermediary selection and verification produce different source roles across destinations. Because fluent trust language can lack supporting references, the guide to trusting AI market answers provides the next test for the model accounts discussed here.
